Prepare to sell your home in Middlesex County, New Jersey

To sell a home is much more difficult that it used to be prior the real estate bubble burst. During the euphoric stage of the housing market cycle, all it took was a sign in the yard. That was it. No need to remind you that this time is gone, selling a home today can be quite challenging even for a full time real estate agent.

 

Why do you want to sell your home?

This may sound obvious but you really should clearly highlight to your agent the reasons you are selling your home. This is usually one of my first question when I meet new clients. Why? Because to implement specific strategies and beneficially negotiate on your behalf, I need to know as much as possible. Where are you moving to? do you have a specific time line? Are you going to rent or buy another home right away? What are the milestones? etc...

 

Are you ready to sell your home?

You might be ready but is your home ready? Did you start de-cluttering? Did you maximize your curb appeal? Any necessary repairs? What about doing some light staging? Perhaps a fresh coat of neutral paint...It is usually best to have someone that is not familiar with your home  taking a good look at it and providing you with constructive feedback. You may not like it but it is better than coming from buyers.

 

Is there a better time to sell your home?

In Middlesex County, the real estate market usually picks up in Spring. Spring and Summer being the busiest seasons with families trying to be in their new homes before school starts again. However with the correct strategy a home can sell as well in winter.

 

Should you try to improve the value of your home before selling it?

This is a question I get quite often. There is no simple answer, it really depends on many variables and the answer is unique to my client's circumstances. Over improvement in a buyer's market is usually a bad investment.  Smaller specific improvements can be very rewarding. Kitchen and bathroom remodeling can make a drastic difference as well.
